Our underwriting models follow institutional-grade frameworks: DSCR sizing from agency lending guidelines (Fannie Mae, Freddie Mac), IRR calculations using standard discounted cash flow methodology, and cap rate benchmarks sourced from CBRE's Q1 2026 market data.
REProforma was created by Dhruv Pratapagiri, a high school student with a passion for real estate, finance, technology, and community development. The platform started as a project to understand real estate investment analysis and grew into a broader platform focused on making financial tools accessible to everyday users.
Dhruv is also the founder of The Deep Roots Project, a sustainability initiative focused on environmental awareness and tree planting in local communities.
