How Our Calculations Work

Every tool on REProforma runs entirely in your browser using JavaScript — no data is sent to any server. Inputs stay on your device and can be saved locally as "deals" for future reference.

Our underwriting models follow institutional-grade frameworks: DSCR sizing from agency lending guidelines (Fannie Mae, Freddie Mac), IRR calculations using standard discounted cash flow methodology, and cap rate benchmarks sourced from CBRE's Q1 2026 market data.

🌱 Green Impact

Real estate decisions are also environmental ones — a building's energy efficiency, financing terms, and land use shape both an investor's returns and its footprint. REProforma's Green & ESG analysis (available in the Commercial/NNN tool) models the two levers that actually move the numbers today: estimated utility savings from efficiency upgrades, and eligibility for green financing programs like Freddie Mac's Green Advantage and Fannie Mae's Green Financing, which offer lower rates and higher loan proceeds for properties that cut energy or water use.

This reflects a broader belief behind the platform: sustainability analysis shouldn't be locked inside institutional ESG teams. A first-time landlord evaluating a duplex deserves the same visibility into green financing and utility savings that a REIT's analyst has.

Founder

REProforma was created by Dhruv Pratapagiri, a high school student with a passion for real estate, finance, technology, and community development. The platform started as a project to understand real estate investment analysis and grew into a broader platform focused on making financial tools accessible to everyday users.

Dhruv is also the founder of The Deep Roots Project, a sustainability initiative focused on environmental awareness and tree planting in local communities — the same land-use lens that shaped REProforma's Green Impact features.
